That second half is the one most people underestimate, because it decides what happens to the money at the end of the lease rather than the beginning.

What modular changes about the money
A built room is a leasehold improvement. It is capital spent on a building you do not own, it depreciates against the lease, and at the end of the term you are usually contractually obliged to remove it and make the space good. You pay to build it and you pay again to take it out.
A modular pod is furniture. It sits on levelling feet, plugs into a standard socket, is not fixed to the structure, and it is an asset you keep. When the lease ends it goes on the truck with the desks. When the team grows into a different floor plan, it moves rather than being demolished.
We are not going to publish an invented figure for what your contractor would charge, because it varies too much between buildings to be honest about. Put your own quotation into the calculator on this page and it will show you the difference against a real project total.
What you avoid by not building
No landlord consent, because nothing is attached to the building. No construction programme, no trades on the floor, no dust and no service isolations. No approval process for a partition, and no reinstatement obligation attached to it.
The time difference is the part people feel most. A built room is measured in weeks of disruption after weeks of approvals. A pod is delivered flat and assembled by two people in a morning, on a floor that carries on working around it.
There are cases where building is the better answer, and we would rather say so than pretend otherwise. If you own the building, if the room is permanent, and if you need it to carry services or meet a fire compartmentation requirement, build it.
Reconfiguring later
Modular also means the inside is not fixed. Furniture layouts can be changed, the glass can be frosted or wrapped, and a pod bought as a meeting room can become a focus room, a parents' room or a quiet room with a different fit-out rather than a different purchase.
That is worth weighing at the point of buying, because it changes the risk of getting the brief slightly wrong. A built room that turns out to be the wrong room is a write-off. A pod that turns out to be the wrong room is a reconfiguration.

What is included as standard
Every FocusPod arrives with laminated glass front and rear, layered acoustic insulation, adjustable ventilation, dimmable LED lighting with adjustable colour temperature, power and an occupancy light. Speech level reduction is laboratory tested at greater than 29 dB under ISO 23351-1, the international standard written specifically for pods. Every pod is covered by our five-year structural and electrical warranty.



There is no separate charge for the black or white exterior or for the standard interior palette. Other exterior colours use the displayed upgrade price, and a custom interior colour is priced per pod. All of it is listed separately as you build, so nothing arrives as a surprise on your order.

Common questions
Can it be taken apart and moved?
Yes. It is freestanding on levelling feet and not fixed to the building, so it can be dismantled, moved and reassembled at another site. That is the main commercial difference from a built room.
Do we need landlord approval?
No. Nothing attaches to the structure and it plugs into a standard socket, so there is no consent to obtain and nothing to reinstate at the end of the lease.
How long does assembly take?
A morning, by two people, on a floor that can keep working around it. Compare that with the approval and construction programme for a built partition.
Does it need electrical work?
No. It plugs into a standard socket and is not fixed to the building.
How long does delivery take?
Pods are made to the configuration you approve. Indicative lead time is around four weeks from a confirmed order, with delivery and installation scheduled on top, and your order summary confirms the window for your address.
Can I see one before I order?
Yes. Turn any model around in the 3D configurator, watch the product films, and if you would like to be walked through it, we will do a live video walkthrough of the pod you are considering. Send us the room dimensions beforehand and we will talk through how it fits.
Are the front and rear both glass?
Yes. Every FocusPod has glass at both the front and rear. Standard glass is clear. Optional PDLC privacy glass can be selected for the front only or for both the front and rear.
Can I move the pod once it is installed?
Yes. Every FocusPod has built-in wheels and adjustable leveling feet. Raise the feet to move the pod on its wheels, then lower and adjust them to level the pod in its new position.
